Design Service

John Wells Builders offers custom designed renovations, extensions and new homes, with an eye to classic style and practicality. We base our designs on lasting functionality and your specified budget considerations. Our architectural service is a very cost effective path to achieving your design and project management needs. Our forte is classic styling and practical design to maximise useable space, and optimise aspect and airflows. Our intimate and current knowledge of building practices and pricing makes us ideally suited to design and specify your project to your budget. We are happy to guide you through the town planning and approvals processes, and have great working relationships with several engineers, town planning and certification consultants.

We are happy to work with your architect’s plans!

We also welcome plans from your own architect or designer. Our job is to build to your brief, and we will work happily with your architect to achieve your desired outcomes.

I approached John Wells, Builder to extend and refurbish my house after observing the professionalism and workmanship of their team at my neighbour’s.

My project had its challenges: I wanted to repurpose a traditional worker’s cottage without losing its character, and its location in a flood-prone area placed a number of restrictions on what could be done.

John Well’s team came to the rescue and the outcome was a much better space than we had ever dreamed. They worked closely with us and had much better ideas on how to utilise the space, and a thorough understanding of boundary and pool fencing issues.

I have personally contracted John Wells to work on numerous projects over a number of years. These have encompassed a variety of different sized projects and construction styles, including:

  • A large extension and highly detailed outdoor living area at our modern rendered block home at Adelaide Street East Clayfield (Approx 140 m2 plus the external area).
  • A major rebuild and refurbishment of our heritage listed brick residence at Warwick (940m2 home plus the external areas, tennis pavilion and pool). For this project, John assisted with both the plans and the build.
  • A renovation of a 150-year-old timber home, as well as joining this structure with another, both of which we had moved on to the Warwick property.
  • A renovation to a timber manager’s residence at a Beaudesert rural property.
  • Various minor works to other outbuildings on our properties.

I have found the standard of finish and attention to detail achieved by John Wells’s team to be excellent — as is needed for the quality of finish I require for my projects. John, just a quick note re your rather large and extensive effort in resolving the somewhat tricky job of joining the two houses together.

Your attention to detail, roof lines, complimenting fabrications on exterior claddings, rendering of the small brick to blend in with the old Queenslander, flow paths from the central kitchen area onto the verandas and new “last supper” dining area/joining fixture along with the quality workmanship of you and the team were excellent. Also your advice, from your experience in other large renovations, was well given and fortunately for us , accepted, as the end result was a unique and special product when finished and might I say marvelled at by those who have enjoyed the space since. One other thing you advised was to vacate while you worked there, and in hind sight that was a most sensible thing to do. So belated thank you for a job well done, suspect you get some odd requests but joining two different houses probably isn’t a regular request.
